Your roof history starts with a baseline
Yearly inspection documentation is the foundation of your RoofWatch roof-condition history. Dated reports and photographs can help address questions about pre-existing damage, when a change was first observed, and the sequence of events surrounding a claim. Each inspection adds observations to the history; membership is not continuous monitoring.
- Establish the condition. Identify roof areas, materials, known history, existing damage, dated overview and close-up photos, and inaccessible areas.
- Record maintenance. Keep before-and-after photographs and a dated log of agreed repairs and work completed.
- Compare later findings. Photograph the same areas where accessible and distinguish unchanged, repaired and newly observed conditions. Preserve original images and identify the source of supplied records.
- Document storm concerns promptly. Record the homeowner-reported event date, date the concern was first noticed, inspection date, and separately sourced weather information. Where supplied, retain the date and confirmation of the homeowner’s notice to the insurer. Identify the source of each date. State uncertainty when the evidence cannot identify a particular storm.
Dated photographs record the condition observed on the inspection date. Comparisons can help distinguish previously documented conditions from newly observed damage and support review of a reported loss timeline. They do not independently establish the exact date of loss, prove storm causation, prevent denial or guarantee coverage. Notify your insurer promptly under your policy; a CHC report is not notice to your insurer. Do not wait for the annual visit to report suspected damage.
RoofWatch includes one additional inspection per paid plan year after a documented storm and homeowner notice. Further visits require an agreed scope and fee; this is not unlimited storm response.
Renew forever at your original $359 annual rate.
Pay $499 for first-year maintenance, then renew every year at $359 for as long as the same roof remains in service. Your renewal price is guaranteed with continuous enrollment, on-time payment, and compliance with the agreement’s eligibility and service requirements. The agreement and guaranteed $359 renewal rate transfer forever to each new owner of the same property, as long as coverage remains uninterrupted. Roof replacement or a lapse in payment ends the price guarantee. Renewal is manual; no automatic charges.
The rate lock applies to the annual base fee. Approved access charges, additional reports and work outside the plan are separate. Contact us to record each ownership transfer; continuous, uninterrupted service is required. Transfer applies to the same property and roof.
Keep copies of your reports. A lapse does not rewrite earlier findings; reports for paid service years remain available on request.
Scope and scheduling
Per property, paid one year at a time with manual renewal. Send insurer forms, required qualifications, and deadlines before the visit; letter wording depends on observed findings and insurer acceptance is not guaranteed. The extra storm inspection is limited to one per paid plan year and requires documentation of the storm and notice from the homeowner. Records are retained for ongoing clients; reports are provided on request for years included and paid. Cleaning and minor repair follow the agreed scope and safe access limits; extensive repairs require a separate approved quote. Unused visits do not roll over. On-site arrival uses a flexible eight-hour window on the confirmed booking day.
Base fee assumes an accessible asphalt-shingle roof up to 3,000 sq. ft. of roof area, up to two stories, in the Denver metro area. Other sizes, materials and locations require scope confirmation. Approved access charges: pitch 10/12 or steeper +$100; without usable lower-roof or porch access, roof edge over 24 ft through 32 ft +$50 or over 32 ft +$100. Only one height charge applies.
