Visual inspection only; concealed damage may require further evaluation. Weather history alone does not prove property damage or causation. This service does not determine insurance coverage or guarantee a claim outcome.

Record the pattern and the context.

Document accessible roof slopes separately and connect close-up observations to their location. Vents and gutters provide context alongside the shingles. Dents alone do not establish shingle damage, storm date or insurance coverage.

My insurance company denied my claim. How can I be sure?

A denial can leave you with questions about the roof itself. Get dated photos, written observations and a review of the roof inspection reports you provide. We explain visible findings and identify differences or information that may need further evaluation.

Send the denial letter, available roof reports and photos before booking so we can confirm whether this inspection fits your concern. Additional technical comparison work is quoted separately. We do not decide coverage, negotiate claims or guarantee that a denial will change.

Questions about hail, wind and storm-damage inspections

Can my roof have hail damage even if it is not leaking?

Yes. An active leak is not the only reason to inspect a roof after hail or wind. A visual review documents accessible conditions and any observed concerns. The absence of a leak does not establish that the roof is undamaged, and a storm near the property does not prove roof damage.

What does hail damage look like, and how is it different from normal wear?

The inspection considers roof material, the location and pattern of visible marks, and the condition of accessible surfaces and accessories. Granule loss, deterioration or a dent alone does not establish storm causation. Photographs, observations and access limitations are recorded; concealed or uncertain conditions may need further evaluation.

What is included in the $329 Storm Damage Inspection?

The agreed visual scope includes accessible roof, flashing and drainage review; dated photographs; roof material, approximate age and condition; and visible storm-related observations with access limits. It does not determine policy coverage or guarantee a claim payment.

What photos and records should I gather after a storm?

From a safe location, photograph visible damage and note when you first observed it. Keep prior roof photos, repair records, installation information and any relevant insurer correspondence. Do not climb onto an unsafe roof to gather evidence. Tell us about active leaks or exposed areas that need prompt protection.

Does a storm-history report prove my roof was damaged?

No. An address-specific weather report supplies context about reported hail or wind events. It does not prove physical roof damage, establish causation by itself or determine insurance coverage. The optional weather report and the field inspection have different purposes.

Should I file an insurance claim or pay for repairs myself?

Our role is to document roof conditions and practical next steps. Your policy, deductible, exclusions and insurer’s assessment affect the claim decision. Ask your insurer or agent about reporting requirements and coverage; do not postpone required notice while waiting for our report. For an active opening, ask about temporary tarping.

Can you document suspected roof vandalism or manufactured damage?

Yes. Within an agreed inspection scope, we record unusual visible conditions, dated close-up and overview photographs, locations and access limitations. Prior photos and repair records can help the review. We distinguish observations from supported explanations and do not infer intent or identify a responsible person from photographs alone. Additional technical comparison work is quoted before acceptance.

Price and scheduling

Base fee assumes an accessible asphalt-shingle roof up to 3,000 sq. ft. of roof area, up to two stories, in the Denver metro area. Other Front Range locations are by arrangement. Roof size, material, travel and scope may change your quote.

Potential access charges, only if needed: pitch of 10/12 or steeper +$100. Without usable lower-roof or porch access, a roof edge over 24 ft through 32 ft +$50; over 32 ft +$100. Only one height charge applies. Actual access may not be clear until arrival. We explain any additional equipment, time or separately quoted return visit and obtain approval before additional work or charges. Safe access remains required.

On-site visits have a flexible eight-hour arrival window on the confirmed day. Standard visits target 3–5 business days after confirmation; optional priority timing adds $75 and depends on availability and safe access.

Roof measurement reporting can include total area in square feet and roofing squares, estimated pitch, roof sections, perimeter, and linear measurements for ridges, hips, valleys, eaves and rakes, with a roof diagram and PDF report. Available details depend on the property imagery and selected report. We confirm the property address, report contents, availability and final price before ordering. Measurements support quantity comparisons and planning; construction quantities require field verification.

Optional digital roof report: Roof Measurement Report up to $113.10, or Photo-based reporting up to $99 when bundled with this paid site service. Photo-based reporting requires exterior photo capture at the visit and cannot be purchased as a standalone report. One full provider-issued roof measurement PDF is supplied to the homeowner after purchase and processing. Provider, product and final quote are confirmed before ordering. This is separate from inspection findings.

What you receive

Scope limits

Visual inspection only; concealed damage may require further evaluation. Weather history alone does not prove property damage or causation. This service does not determine insurance coverage or guarantee a claim outcome.

Prices are based on the agreed scope. Added work, materials beyond any stated allowance, and changes in scope are quoted and approved before extra work begins.

Your roof history starts with a baseline

Yearly inspection documentation is the foundation of your RoofWatch roof-condition history. Dated reports and photographs can help address questions about pre-existing damage, when a change was first observed, and the sequence of events surrounding a claim. Each inspection adds observations to the history; membership is not continuous monitoring.

  1. Establish the condition. Identify roof areas, materials, known history, existing damage, dated overview and close-up photos, and inaccessible areas.
  2. Record maintenance. Keep before-and-after photographs and a dated log of agreed repairs and work completed.
  3. Compare later findings. Photograph the same areas where accessible and distinguish unchanged, repaired and newly observed conditions. Preserve original images and identify the source of supplied records.
  4. Document storm concerns promptly. Record the homeowner-reported event date, date the concern was first noticed, inspection date, and separately sourced weather information. Where supplied, retain the date and confirmation of the homeowner’s notice to the insurer. Identify the source of each date. State uncertainty when the evidence cannot identify a particular storm.

Dated photographs record the condition observed on the inspection date. Comparisons can help distinguish previously documented conditions from newly observed damage and support review of a reported loss timeline. They do not independently establish the exact date of loss, prove storm causation, prevent denial or guarantee coverage. Notify your insurer promptly under your policy; a CHC report is not notice to your insurer. Do not wait for the annual visit to report suspected damage.

RoofWatch includes one additional inspection per paid plan year after a documented storm and homeowner notice. Further visits require an agreed scope and fee; this is not unlimited storm response.
