What is quoted separately?
Work is limited to the agreed scope and safe-access conditions. Extensive repairs, replacement materials beyond basic pipe boot repairs, and applicable steep-roof or high-access charges are quoted separately.
Starting fees assume an accessible asphalt-shingle roof up to 3,000 sq. ft. of roof area, up to two stories, in the Denver metro area. Roof size, material, travel and requested scope may change the quote. Potential access charges apply only if needed and approved: 10/12 or steeper +$100; without usable lower-roof or porch access, a roof edge over 24 ft through 32 ft +$50, or over 32 ft +$100. One height charge applies.
How do I arrange seasonal care?
Share roof access, known problems and property details so we can confirm the work. On-site arrival is flexible within a confirmed eight-hour window.

Does seasonal roof maintenance include gutter cleaning?
The agreed $499 base scope includes cleaning accessible gutters, clearing roof leaves or loose debris where safe and appropriate, and basic pipe boot repairs. Size, material and access can change the quote.
Is roof coating renewal included?
No. Roof coating renewal requires its own system review, preparation and quote.
When should yearly roof care be scheduled?
RoofWatch normally schedules the annual visit in fall or after storm season. Compare yearly care for the plan-specific inspection, documentation and maintenance scope.

Work is limited to the agreed scope and safe-access conditions. Extensive repairs, replacement materials beyond basic pipe boot repairs, and applicable steep-roof or high-access charges are quoted separately.
Prices are based on the agreed scope. Added work, materials beyond any stated allowance, and changes in scope are quoted and approved before extra work begins.
Start your roof-condition history
Your first-year visit establishes a dated baseline with maintenance photographs and findings. Annual comparisons add to that record; membership is not continuous monitoring. Reports do not establish an exact date of loss or guarantee coverage. Follow your policy’s reporting deadlines.
Continue after your first-year visit
Start with the $499 maintenance visit, then continue at $359 per year from year two. Renew forever at your original $359 annual rate for the same roof with continuous enrollment, on-time payment and compliance with the agreement’s eligibility and service requirements. The agreement and guaranteed rate transfer to each new owner of the same property while coverage stays uninterrupted. Roof replacement or a lapse in payment ends the price guarantee.
