Evidence first. Conclusions supported by the record.

We report findings that support or contradict the position presented to us. Technical documentation is separate from public adjusting, coverage decisions and legal representation. We do not negotiate claims, guarantee increased payments or promise to reverse a denial.

An appointed appraiser must satisfy the actual policy requirements. Appointed-appraiser work and testimony are considered separately after qualification and conflict review; this page does not offer an automatic appointment.

What to send for scope review

Do not wait for our review to meet policy or legal deadlines. Your licensed public adjuster or attorney should address required notices and legal steps.

Questions about claim and appraisal support

Is appraisal the same as suing my insurance company?

No. Insurance appraisal is a policy-based process for resolving specified loss disputes. Litigation addresses legal disputes in court. Your policy, the reason for the disagreement and applicable law determine which issues may be addressed. An attorney can advise on your rights and deadlines.

Can you support my public adjuster without taking over the claim?

Yes, subject to an agreed technical scope. We can gather roof facts, photographs and quantities and provide incidental technical assistance to a licensed public adjuster. We do not act as your public adjuster, negotiate settlement or interpret coverage.

Can your report overturn a denied claim?

No outcome is promised. The report documents observed roof conditions, methods, limitations and supported conclusions. A denial may involve issues beyond roof condition; the insurer and your authorized representative address coverage and any request for reconsideration.

Are you offering to serve as my appointed insurance appraiser?

This service is technical documentation and appraisal support. An appointed-appraiser role is a separate engagement requiring review of policy requirements, competence, prior involvement and conflicts. No appraiser appointment or expert-witness qualification is implied by purchasing an inspection.

What if you have a relationship with the roofer or may perform repairs?

Tell us about all contractor, referral and repair relationships before acceptance. We review and disclose relevant interests. Prior advocacy, a repair interest or other involvement may make an appointed-appraiser role inappropriate; technical support and appraiser appointments are evaluated separately.

How is professional work priced?

New technical engagements are quoted in writing after scope review. Existing website service prices remain as published; they do not automatically include a comprehensive appraisal-support package, claim representation or testimony. Fixed or hourly terms, delivery and payment are agreed before work begins.

Colorado appraisal and licensing references

These sources explain why we separate technical support, licensed claim representation and impartial appraiser appointments. The policy and facts of each engagement still require individual review.

Your roof history starts with a baseline

Yearly inspection documentation is the foundation of your RoofWatch roof-condition history. Dated reports and photographs can help address questions about pre-existing damage, when a change was first observed, and the sequence of events surrounding a claim. Each inspection adds observations to the history; membership is not continuous monitoring.

  1. Establish the condition. Identify roof areas, materials, known history, existing damage, dated overview and close-up photos, and inaccessible areas.
  2. Record maintenance. Keep before-and-after photographs and a dated log of agreed repairs and work completed.
  3. Compare later findings. Photograph the same areas where accessible and distinguish unchanged, repaired and newly observed conditions. Preserve original images and identify the source of supplied records.
  4. Document storm concerns promptly. Record the homeowner-reported event date, date the concern was first noticed, inspection date, and separately sourced weather information. Where supplied, retain the date and confirmation of the homeowner’s notice to the insurer. Identify the source of each date. State uncertainty when the evidence cannot identify a particular storm.

Dated photographs record the condition observed on the inspection date. Comparisons can help distinguish previously documented conditions from newly observed damage and support review of a reported loss timeline. They do not independently establish the exact date of loss, prove storm causation, prevent denial or guarantee coverage. Notify your insurer promptly under your policy; a CHC report is not notice to your insurer. Do not wait for the annual visit to report suspected damage.

RoofWatch includes one additional inspection per paid plan year after a documented storm and homeowner notice. Further visits require an agreed scope and fee; this is not unlimited storm response.
