What you receive

What to send before booking

Requirements vary. We review the request before accepting the scope; the insurer makes the renewal decision.

Scope and limits

Send your renewal notice, required form, deadline, and inspector qualification requirements before booking. We confirm whether the requested scope and qualifications can be met. Any remaining-life estimate must be supported; it is not a warranty. Letter wording follows observed findings. Your insurer decides acceptance and renewal. A roof-only inspection does not replace a full home or four-point inspection.

Questions about roof inspections for insurance renewal

My insurance company says I need a new roof. Can an inspection help?

A current roof-condition report can give you documented findings to discuss with your insurer. Send the notice, stated concerns and deadline before booking so we can confirm the requested scope. An inspection cannot guarantee that the insurer will reverse a replacement requirement or renew the policy.

My insurer says my roof is too old and won’t renew my policy. Can this help?

Send the insurer’s notice, required form, and deadline before booking so we can confirm whether this service fits the request. The inspection documents visible roof condition, with a condition letter when supported by the findings. Roof age and condition are different considerations; your insurer decides whether the documentation meets its requirements and whether to renew coverage.

What roof documentation might my insurer require for renewal?

The insurer may ask for dated photographs, roof material, approximate age, visible condition, repair information or its own signed form. Inspector qualifications and remaining-life requirements also vary. Send the exact request before booking; we confirm whether we can meet it.

Can an older roof still be in acceptable condition?

Age and visible condition are different pieces of information. We record the conditions observed and the available basis for an approximate age. Your insurer may apply its own age, condition and underwriting requirements, so a favorable inspection is not a promise of acceptance.

How can I prove when my roof was replaced?

Installation invoices, permit records, completion documents and available warranty records may help establish replacement history. Share what you have. Optional public permit and inspection-record research is $79 for one property, with separately approved agency fees; missing records or an inspection alone do not prove an exact installation date.

Is an Insurance Renewal Letter the same as a storm-damage report?

No. The $329 renewal service addresses the insurer’s roof-condition documentation request. The separate Storm Damage Inspection documents visible storm-related observations. Tell us if you need both purposes addressed so the scope and price can be confirmed before booking.

Does this replace a full home inspection or four-point inspection?

No. This is a roof-only service. If your insurer requires information about electrical, plumbing, heating or other building systems, arrange the appropriate additional inspection. Send its form and qualification requirements before choosing a service.

Price and scheduling

Base fee assumes an accessible asphalt-shingle roof up to 3,000 sq. ft. of roof area, up to two stories, in the Denver metro area. Other Front Range locations are by arrangement. Roof size, material, travel and scope may change your quote.

Potential access charges, only if needed: pitch of 10/12 or steeper +$100. Without usable lower-roof or porch access, a roof edge over 24 ft through 32 ft +$50; over 32 ft +$100. Only one height charge applies. Actual access may not be clear until arrival. We explain any additional equipment, time or separately quoted return visit and obtain approval before additional work or charges. Safe access remains required.

On-site visits have a flexible eight-hour arrival window on the confirmed day. Standard visits target 3–5 business days after confirmation; optional priority timing adds $75 and depends on availability and safe access.

Roof measurement reporting can include total area in square feet and roofing squares, estimated pitch, roof sections, perimeter, and linear measurements for ridges, hips, valleys, eaves and rakes, with a roof diagram and PDF report. Available details depend on the property imagery and selected report. We confirm the property address, report contents, availability and final price before ordering. Measurements support quantity comparisons and planning; construction quantities require field verification.

Optional digital roof report: Roof Measurement Report up to $113.10, or Photo-based reporting up to $99 when bundled with this paid site service. Photo-based reporting requires exterior photo capture at the visit and cannot be purchased as a standalone report. One full provider-issued roof measurement PDF is supplied to the homeowner after purchase and processing. Provider, product and final quote are confirmed before ordering. This is separate from inspection findings.

Before paying, text or email your insurer’s notice and any required form or wording. We’ll confirm the scope before the visit. Payment reserves the service at the listed price, and we’ll contact you to arrange the visit.
